Why you cannot legally move your own home
It is the question we get most, and the answer costs us work every time we give it. Here is exactly what the law requires and why a rented truck does not satisfy it.

People ask this expecting a self-serving answer from a carrier. It is worth being direct: we would tell you if it were possible, because we turn down jobs regularly and we are not short of work. It is not possible, and the reasons are structural rather than bureaucratic.
Permits are issued to carriers, not owners
An oversize permit is granted against operating authority and an insurance certificate on file with the issuing state. A private individual has neither. There is no form where a homeowner attests to their own compliance — the permit is a document about the carrier, and you cannot be the carrier without the authority.
Your insurance does not follow the home
Most homeowner policies exclude the structure while it is in transit, and several void entirely if the home is moved without written notice. If the home is financed, moving it without telling the lender can trigger a default clause. The coverage that applies during a move is the carrier's cargo policy, and it only exists if a carrier is involved.
The liability question is the whole argument. If a home comes off the frame on an interstate, someone is answerable for it. The system is built so that someone is insured.

The equipment is not rentable
A toter is not a pickup with a hitch. It is a purpose-built tractor with the wheelbase, braking, and coupling to control a structure that is longer and heavier than most freight. Rental yards do not rent them to unlicensed operators, and the reason is the same as the reason permits are not issued to owners.
What you can do yourself
- Empty the home and remove everything that is not fastened down
- Arrange the destination land, the pad, and the utility stub-outs
- Notify your insurer and, if applicable, your lender in writing
- Handle county-level land use and placement approvals at the destination
That is real work and it genuinely reduces what you pay us. The transport itself is not on that list, and no amount of preparation moves it there.
